Where to stay in Annecy? The area-by-area comparison

Four areas, prices that vary fivefold, and a notion of "town centre" that many listings stretch up to four kilometres from the canals. The real price ranges and the extra costs to add.

In Annecy, choosing an area means trading off three things that never come together: closeness to the canals, quiet nights and price. No area ticks all three boxes.

Here is a comparison of the four areas that shape the supply, with the published price ranges, the tourist tax in force and the extra costs the displayed price never includes.

What changes from one area to another?

The station area is the most underrated of the lot. It is 8 to 15 minutes from the canals, it has the best late-evening connections, and it costs two to three times less than a waterfront address.

In the old town, you pay in sleep. Pedestrian streets, bars open late in season, then deliveries and street cleaning early in the morning, even out of season: the noise there is structural, not accidental.

How much does a night cost in each area?

No body publishes an average price per area in Annecy. The ranges below come from guides published between 2024 and 2026, for a standard double room, 2026 figures unless stated otherwise.

Station and outskirts, 2 to 3 stars: €60 to €90 in low season, €90 to €140 in high season.
Old town, 3 stars: €120 to €180 in low season, €180 to €260 at the peak.
Lakeside, 4 stars: €250 to €320 in low season, €320 to €450 in July and August with a view.
Officially rated holiday let: €70 to €150 a night out of season, €120 to €220 in summer, or €750 to €1,500 a week depending on how close it is to the lake.
Youth hostel, private room: €60 to €90 out of season.

At the top end by the lake, the sources clearly diverge: some 2024 guides quote €200 to €250 in high season, others €320 to €450 in 2026. The gap is not settled anywhere, and the general rise in prices explains part of it.

What do you need to add to the displayed price?

The "from" price almost never includes the tourist tax, parking or breakfast. Over three nights for two, the bill changes scale.

The tourist tax is set by Grand Annecy, per adult per night. These are the 2026 rates, adopted in June 2025.

Palace hotel: €4.90.
3 stars: €1.25 in the lakeside municipalities.
2 stars: €0.90.
1 star, bed and breakfasts, hostels: €0.80.
3 to 5-star campsites and motorhome areas: €0.60.
Unrated accommodation: 5% of the pre-tax price per person, capped at €4.90.

Then come the contractual extras, which no local regulation governs: €10 to €25 a night for a parking space, €12 to €20 per person for breakfast.

For a holiday let, add €40 to €80 of cleaning fees per stay and plan for a deposit of €300 to €800, more for villas with a view. These practices are not harmonised and no public statistics record them.

When should you book?

No body publishes an average lead time or a sell-out date by segment. Travel guides nevertheless agree on stable benchmarks, and they match the lake's seasonal pattern.

Mid-July to the end of August: the peak. Three to four months ahead for a 3 or 4-star by the lake or in the old town.
Fête du Lac weekend, early August: expected to be fully booked, with reservations made several months in advance.
Long weekends in May and June: heavy demand for addresses with a view and in the centre.
Chain hotels near the station or on the outskirts: one to two months is enough to get the bottom of the range.

Less than a month before a July date, what remains is mostly expensive or badly located rooms, and hardly anything with a lake view. It is the limit every guide we consulted points out.

Why do so many addresses call themselves "town centre"?

Because the notion has no shared definition in Annecy. Some guides include the station area in a "wider centre", others stop at the canal streets. The vagueness works in the listings' favour.

In practice, accommodation near the station, in Seynod or in Cran-Gevrier presents itself as "central Annecy" when it is 2 to 4 km from the canals, 25 to 50 minutes on foot or 15 to 25 minutes by bus.

The same goes for "ten minutes from the lake": feedback from the ground suggests 15 to 25 real minutes depending on the route, crossing the centre, and whether you have children or pushchairs with you.

Which area suits which trip?

You are coming for the lake, in July, and the budget allows: lakeside, booked four months ahead, on a cancellable rate.
You are coming for the town and its terraces: the old town, with earplugs and a room facing the courtyard.
You arrive late or leave early by train: the station area, best for price, distance and late connections.
You have a car, for instance hired at Geneva airport, and are touring the region: the outskirts, with parking included, and 30 to 50 minutes to reach the lakeside villages.

In every case, factor parking into the sum: by the lake, street parking is charged seven days a week, as explained in parking in Annecy.
